Black Swan, Erdington

I know this is a very long time ago and a long shot but I have been puzzing for ages over this document from the archives. I'm presuming (despite my motto of 'never presume') that Fipehall is Pipe Hall and as there is a mention of 'Hayes' it's around that area. As you know, Aston covered a large area in those days so it can sometimes be a bit of a red herring and I've been misled by the name several times.

Any thoughts at all would be very welcome. Thanks.

Lease for a year: Joseph Knight of Castle Bromwich in the parish of Aston co. war., butcher, to William Middleton of Aston, Innholder and William Whitmore of Fipehall in the Parish of Aston, gent. Property: A house called the Black Swan and 20 acres of land called Clarkes Hayes in Erdington co. war., with appurtenances.
